1. Get the very best price for your house – value it correctly

Ask three local estate agents to value your home. If it is distinctive and hard to compare with similar properties, add an extra 5-10% to your price. Then write an accurate and detailed property description.

2. Advertise effectively online

You can put your house up for sale on the Internet for the price of a small registration fee instead of the 7% commission you’d normally pay an estate agent.

3. For sale sign

Typical: an estate agent will put a ‘For Sale’ board outside your property, place a photograph and brief details of it in their window and in the press, and send particulars to anyone on their records who might be interested in such a property. You can do this too; and
more.

First: erect your own ‘For Sale’ sign – try red lettering on a yellow background for maximum visibility, and use both sides of the board so it can be seen more easily by passers-by.

Important: keep it simple and easy to read; emphasising the telephone number so that people phone you initially instead of calling in person which is often more inconvenient.

Tip: have an answering machine installed to take messages when you are out and to minimise interruptions at inconvenient times. Ask callers to leave their address – so you can send out information about the property before arranging visits with those who are genuinely
interested.

4. Get rid of time-wasters

Give precise and extensive details of your property in advertisements and information sheets so that potential buyers can identify if it is suitable for them or not. The more detailed the information, the easier it is for people to screen the property; saving their time and yours.

Also: ask people about their situation when they call – most will exaggerate their interest and how
fast they’re able to proceed.

5. Be sure to prepare your house for viewing by making the property as attractive as possible

Avoid making extensive improvements, such as painting or decorating. Some buyers will think you’ve done it to disguise damp patches, cracks and other problems.

Pay particular attention to the front of your home, because first impressions are important. Sweep the pathway, weed any flowerbeds and clean the windows. Some buyers won’t even walk up your driveway if the property looks shabby.

Most people want a clean, tidy, fairly neutral interior (so they’re happy to live there as they change each room to their individual tastes). So freshen the atmosphere by opening windows and putting some bright flowers on the tables.
